Vextrix was appointed to provide Employers Agent, Quantity Surveying and Principal Designer Services on the Pomeroy Court residential development scheme by our client, Housing 21.
The development is an over-55s scheme consisting of 41 one- and two-bedroom apartments with modern communal areas spread across three floors including a car park, electric charging points, cycle storage, buggy storage, and internal and external communal areas.
Drawing on our extensive experience in delivering residential projects, our team confidently provided tailored services to meet the specific needs of the scheme. As Employer’s Agent, we represented the client, ensuring compliance with the Employer’s Requirements (ERs) and closely monitoring progress against the agreed programme.
From the outset, we collaborated with the client to define project monitoring requirements and implemented controls to maintain the necessary level of oversight. This included chairing formal progress meetings to address any issues, instructing the contractor, and assessing extension of time claims. Our team also took responsibility for valuing variations, working closely with the contractors to ensure that the client’s funding deadlines were met.
Our approach allowed us to stay informed of emerging risks, address them promptly, and keep the client consistently informed, helping to avoid potential impacts on the construction schedule. Throughout the project, the team provided essential support and expertise, overseeing the scheme’s progress, navigating challenges, and adhering to its specifications.

Vextrix assisted the client in fulfilling their CDM duties as the appointed Principal Designer on the project. The team delivered a comprehensive Pre-construction Information pack, coordinated design hazard management to ensure a safer construction environment and future maintenance, and conducted Health and Safety inspections to support both the client and the Principal Contractor in their responsibilities under the CDM Regulations.
Our consistent approach allowed the team to efficiently coordinate the completion of the Health & Safety File and the Operation & Maintenance (O&M) Manual throughout the project, ensuring the handover pack was delivered on time.
Drawing on their in-house expertise in temporary works, the team advised the contractors on the procedural requirements for managing temporary works on site, including the appointment of a Temporary Works Coordinator and the necessary contents of the temporary works file.
