Brief description

Vextrix was appointed as Project Manager to work with their development team in delivering a growing programme of restaurant refurbishments and new builds, for TGI Fridays. The programme included restaurants at Manchester Piccadilly, Newport, Cardiff, Metro Centre, Meadowhall, Poole, Trafford Centre and Cheadle.

Early involvement in the projects was key to ensure full management of the project, performance monitoring of all contractors and acting as the interface between the contractor, the project team and the client. Key areas included:

  • Collecting of data for reports
  • Development of construction budgets
  • Involvement in the process of design information production, revision and delivery to the project team and those outside the project team.
  • Implementing the principles of designing and constructing for sustainability and environmental awareness.
  • Contract Documentation (preparing)
  • Meetings and communications associated with contract practices
  • Participating in the tendering or negotiation process
  • On site implementation of the chosen procurement route
  • Reviewing and interpreting Gant charts
  • Explaining the critical path determined by the programme
  • Analysing and evaluating actual performance against planned performance

The project contract was based on a JCT 2011 Intermediate Works form of contract. The traditional route allowed for the client’s preferred contractors to be used. Most of the contractors had worked on all TGIF projects and were favoured because they knew the quality the client expected and were prepared to work to pricing structures and timescales stipulated by the client. As quality was already assured, this meant that cost and time became the key objectives for the success of the project.
