Brookburn Mews residential development in Chorlton Manchester will offer one three bedroom and three four bedroom houses in the popular area of Chorlton, South Manchester. The homes combine modern open plan living with feature brickwork and modern design in one of the most popular places to live in South Manchester. The development is adjacent to Chorlton Green Conservation area and beside Chorlton Nature reserve meaning the development offers a mix of modern, rural living with access to local amenities.

Our client Butterfield Architecture engaged our team to provide Quantity Surveying services on this development as they needed an experienced team with the knowledge of contract administration to prepare the building contract.

Our experience meant we were able to support the client through in-person meetings to fully explore their expectations and ensure our team had a full understanding of the scope of the works, the requirements for the delivery of the project, the project financials and the risks.

Our services spanned RIBA stages four to six inclusive, requiring our team to effectively manage and control the construction costs under the JCT Intermediate Building Contract with Contractors Design 2016, to make sure the scheme was delivered within the budget and giving the client the best value for money.

The team effectively controlled the costs by undertaking monthly site visits to forecast costs allowing the client to make informed decisions. The client knew they could rely on our team to prepare the tender documentation, manage the tendering and negotiations process and provide effective post contract cost control.

Our experience of managing, estimating and assessing costs gave the client the accurate information they needed. During the construction phase there was a challenge posed by lack of supporting information provided by the contractor. Our experienced team were able to advise the client on the contract payment provisions and provide estimates and detailed assessments of variations to facilitate the agreement on monthly valuations and variations. Our assessments assisted the client with contract claims in relation to time and cost which gave them a satisfactory outcome.

The calm and controlled approach to project delivery from our team reassured the client that they were in safe hands. Our attention to detail in the accurate projection of the costs allowed transparency for the client meaning they always knew how the project was progressing and that it was financially on track. Above all our team has provided the client with objective cost and contact advice throughout the project.
