ISS Banking undertakes a facility management role for TSB Bank, managing construction projects that include refurbishments of bank branches and offices, M&E system replacements, and the repurposing and upgrading of buildings. ISS appointed Vextrix to assist with CDM compliance duties for the Principal Contractor and Principal Designer roles on this project.

Our CDM Consultant was appointed at the scoping stage of the project. The team collaborated with the client to clarify project requirements, advised on the necessary information for safe construction, and coordinated the preparation of the Pre-construction Information. Areas of the building remained operational; this meant the team worked closely with the Principal Contractor to integrate the existing fire strategy with temporary arrangements.

An Asbestos Survey was also required because the building was constructed before the year 2000.

Clearly defining roles is essential for a successful project, so the team ensured they worked closely with ISS to identify the Principal Contractor and establish effective protocols for managing contractors, ensuring smooth coordination while different areas of the building were under construction simultaneously. Vextrix worked closely with the ISS Project Manager and contractors to ensure CDM compliance, offering clear guidance on on-site requirements and temporary fire evacuation arrangements.

The scope included:

  • Collating the Pre-construction Information.
  • Reviewing the Construction Phase Plan.
  • Conducting site inspections.
  • Preparing the H&S File for handover to the client.

The project progressed smoothly, thanks to strong performance and cooperation from the specialist contractors. Vextrix’s expertise in CDM regulations and site risk assessments proved invaluable. The team used their experience and knowledge to advise the client on the buried services checks required for a Hiab lifting operation, performed above existing drainage systems. This precaution, supported by a GRP (ground-penetrating radar) survey, ensured the safety and stability of lifting equipment, preventing potential ground collapse, equipment damage, or injuries. The survey and lifting plan ensured the operation was carried out safely and efficiently.

The scope of services included site visits to conduct risk assessments and participation in weekly progress meetings held on Microsoft Teams. The team maintained close communication with the ISS project managers throughout the project, ensuring all CDM actions were tracked and addressed effectively.
